In practice, however, final approval depends on the bank’s internal risk assessment. When evaluating a mortgage application, banks focus primarily on income stability, tax records, debt-to-income ratio, and the applicant’s residential and financial ties to Portugal. Local residents often benefit from more complete financial histories and established credit profiles, which can lead to faster approvals and potentially higher loan ratios. For foreign applicants, especially non-EU residents, banks may adopt a more cautious approach. Some institutions may require more comprehensive proof of income or a certain period of local tax residency and employment history.
