Do Properties in Portugal Have a “Title Deed”? What Does It Look Like?

27 April 2026, 22:00

When buying property in Portugal, one of the most common questions is: What kind of ownership document will I receive after the purchase?

Unlike in some countries, Portugal does not have a single, unified “title deed” in the form of one physical certificate. Instead, property ownership is established through a set of official documents issued by different authorities. Together, these documents form a complete and legally recognized proof of ownership.

What Documents Make Up Property Ownership?

After completing a property transaction in Portugal, several key documents are typically involved.

The first is the Caderneta Predial (Property Tax Record). Issued by the tax authority, this document contains essential information about the property, including its size, use, year of construction, tax identification, and government-assessed value. It is primarily used for tax purposes but also serves as a record of the property’s basic characteristics.

The second is the Certidão Permanente do Registo Predial (Land Registry Certificate). This official document is issued by the land registry and confirms the legal ownership of the property. It clearly identifies the current owner, ownership shares, and whether there are any mortgages, liens, or legal restrictions attached to the property. It is the key reference for verifying ownership status.

The third is the Escritura Pública de Compra e Venda (Public Deed of Purchase and Sale). This is the formal legal document signed before a notary by both the buyer and the seller. It records the transaction details, including the purchase price, date, and transfer of ownership, and serves as the legal foundation of the transaction.

Together, these documents form the complete ownership structure of a property in Portugal.

Are These Documents Physical or Digital?

In practice, Portugal’s property system relies heavily on a centralized, nationwide land registry system. While some documents can be provided in paper form, what truly matters is their official registration within the system.

Ownership status, existing mortgages, and any legal restrictions can all be verified through this system, with updates reflected in real time. This approach ensures that property information remains transparent, accurate, and traceable.

Why Is It Important to Understand These Documents?

For buyers, understanding these documents is essential to ensuring a secure transaction.

During the purchase process, key aspects such as whether the property can be legally transferred or whether there are any risks involved are determined through document verification. For example:

  • Whether the property is correctly registered under the seller’s name
  • Whether there are existing mortgages or financial liabilities
  • Whether there are legal restrictions or disputes

All of these factors directly impact the safety and validity of the transaction.

Overall, property ownership in Portugal is not based on a single certificate, but on a structured system of multiple documents supported by a unified registry.

This approach emphasizes completeness, transparency, and verifiability. As a result, ownership records are clearer, and transactions are supported by a more reliable and transparent framework.
